Sell your house
as it is.
We are private buyers, not agents. Tell us about your house and we will come back to you with a written offer, or a straight answer if it is not a fit.
- No repairs, no cleaning, no open houses
- No agent commission, and nothing to pay us to look at it
- A complicated house is still a house we will look at
Two short steps, about three minutes. You are not committing to anything by sending it.
Selling land instead? We buy land too
How it works
Three steps, and you can stop at any point.
-
You tell us about the house
A short form, about three minutes. Only the questions marked with a red asterisk are required, and nothing you send is a commitment.
-
We take a look
We look at the house, what it needs, and what similar homes have sold for. If it may be a fit, we may ask you for a few photos and arrange a walk-through at a time that suits you. If it is not, we say so plainly.
-
You get a written offer
If it is a fit, we put our offer in writing. You decide whether to take it. If you do, we agree the details together, including the closing date.
Whatever is behind the sale
You do not have to sort it out before you talk to us.
-
You inherited a house
You do not have to clear it out or fix it up first.
-
It needs repairs
We buy houses as they are, so repairs you would rather not take on become our job.
-
Tired of being a landlord
Tenants in place do not rule a house out.
-
You are moving away
Tell us your plans at the start, and we will work out the details with you.
-
More than one owner
Plain terms in writing and one point of contact, so every owner reads the same thing and can agree.
-
Something else
However complicated it is, tell us about it and we will take a look.
Selling to us, or listing with an agent
Both are good routes for different houses. Here is how they differ.
| Selling to us | Listing with an agent | |
|---|---|---|
| Repairs and cleaning | None. We buy the house as it is. | Usually expected, so the house shows well to buyers. |
| Viewings | We may ask you for a few photos. If it may be a fit, we arrange a walk-through at a time that suits you. | Viewings and open houses until a buyer is found. |
| Agent commission | None. We are the buyer, not an agent. | Usually a percentage of the sale price. |
| When you close | Agreed between us and written into the purchase agreement. | Once a buyer is found and their financing comes through. |
| The price | Usually less than the open market. In return the sale is simpler: no repairs, no open houses, no commission, and we can buy quickly if you need us to. | A house in good condition often sells for more on the open market. |
If listing is the better route for you, we will tell you.
Why owners contact us
Selling a house the usual way means repairs, open houses and finding a buyer. We work differently.
We buy it ourselves
We are the buyer, not an agent. That is why we can give you an answer instead of a listing agreement.
No agent commission
We are not agents, so there is no commission on a sale, and we never charge you to look at a house. Any costs that do arise in a closing are set out in writing before you sign anything.
Nothing to fix first
No repairs, no cleaning, no staging and no open houses. We see the house as it is, and that is how we buy it.
Tell us what you need
If you need time to move out or to sort things through, say so at the start so we can take it into account.
Straight answers, from one person
One point of contact from the first message to closing. If the house is not right for us, we tell you, and we tell you why.
No pressure
Submitting the form starts a conversation and nothing else. You can stop at any point without explaining yourself.
Questions people ask
Plain answers, before you send us anything.
How do you work out your offer?
We start from what the house should sell for once it has been repaired. From that we take away the cost of the repairs, our costs of buying, holding and selling it, and our margin. What is left is our offer.
That is why an offer from a buyer like us is usually below what the same house would fetch fully repaired and listed on the open market.
Do I need to clean or repair anything?
No. We buy houses as they are, so there is nothing to repair, clean or stage, either before we look at it or before you sell.
What if there are tenants in the house?
That is fine. Tell us in the form who lives there now, and we will talk the lease through with you before anything else happens.
Is there any cost, or any obligation?
There is no agent commission, and we never charge you to look at a house. Any costs that do arise in a closing are set out in writing before you sign anything.
Sending the form does not commit you to anything. Nothing binds either of us until a written purchase agreement is signed.
What happens after I send the form?
We read it, and we contact you using the details you gave us, whether or not the house is a fit. If it may be, we ask a few questions, may ask you for some photos, and arrange a walk-through at a time that suits you. After that, we put our offer in writing and you decide.
How quickly can you buy?
Every house is different, so we do not promise a timeline before we have seen it. The closing date is agreed between us and written into the purchase agreement.
If you need to sell quickly, tell us at the start. We can buy quickly when a seller needs us to, and we will tell you plainly what is possible for your house.
Can I sell a house I inherited?
Usually, yes. Before an inherited house can be sold, someone needs the legal authority to sign for it, and depending on the state that can mean going through probate first.
We can explain what is usually needed. We cannot give legal advice, so for your own situation an attorney is the right person to ask.
